Traveling Maintenance Supervisor

We are currently working with one of the top property management companies to find a Direct Hire Maintenance Supervisor to join their team! In this position, you will be responsible for maintaining the marketability and physical condition of a portfolio of affordable communities along the East Coast! ESSENTIAL JOB FUNCTIONS

  • Standardize diagnostic approaches used for common maintenance routines, including preventative maintenance and system troubleshooting
  • Troubleshoot all property systems, and perform or oversee repairs
  • Lead property inspections, including building and alarm systems inspections, and ensure turnovers are completed
  • Administer maintenance software program to track work orders, inventory use, product replacement histories, and scheduled preventative maintenance
  • Review work order logs and sets priorities for work order completion
  • Establish and implement auditing procedures for maintenance inventory
  • Monitor inventory levels while remaining within established budgets
  • Manage subcontracted service providers and document work and product quality
  • Direct the removal of snow and ice from sidewalks, walkways, steps, and driveways
  • Facilitate technical training and technical skill development for property associates
  • Provide feedback and recommendations for rehabilitation projects
  • High School diploma or equivalent
  • Refrigerant Transition and Recovery Certification (types I and II)
  • 5 years maintenance experience
  • 3 or more years of experience in a managerial role
  • Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping
  • Knowledge of mechanical systems and equipment including HVAC, landscaping, carpentry, painting, hydraulic systems, and electric motors
  • Experience with REAC inspections
  • Proficient in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters
  • Able to travel 75-95% of the time
  • Proficient in plumbing repairs and troubleshooting
